Giminiano, Volterra and Colle Val d'Elsa, in a very strategic position also for visiting Siena, Florence, Pisa, the Cecina Valley and the sea. only 800 meters from the state road that leads to the 4-lane road that connects Siena to Florence

DESCRIPTION OF THE VILLA

This villa with private fenced swimming pool, large 60 m2 pergola, large stone barbecue, ancient oven for making pizzas and free charging for electric cars, has been recently renovated maintaining all the typical characteristics of Tuscan farmhouses; it is located on a small hill, 100 meters from a small lake, inside a reserve where you can easily see wild boars, roe deer, hares, pheasants, squirrels, foxes, hawks and at night badgers, porcupines, hedgehogs and numerous nocturnal birds such as owls and barn owls. As you can see from the photos, this cottage has a panoramic view on 4 sides (360 degrees) and can be reached along a typical narrow road with rows of cypresses. The view you will enjoy is unique, cultivated fields, woods, hills, lakes typical of Tuscany. Although located in a natural and isolated context, it has only 700 meters of dirt road kept in perfect condition and is only 12 km from Volterra and San Gimignano. The first village with the supermarket, the bar, the post office and the restaurant (Castelsangimignano) is only 5 km away. The villa is located between Florence and Siena which can be reached in less than an hour. The sea can be reached in 40 minutes (since the villa is located in the center of Tuscany, it can be a good starting point for visiting the villages and art cities of this region)

INTERIORS OF THE VILLA

On the ground floor there is a beautiful loggia with a wooden table for 12 people, so in case of rain or wind you can eat sheltered while still enjoying the beautiful panorama. Then we find 3 bedrooms with bathroom, one of which with typical Tuscan vaults and two with beautiful chestnut wood beams. Then there is a kitchen with oven, microwave, dishwasher, fridge and everything needed for cooking, a living room with fireplace and satellite TV. The kitchen leads to the large 60 square meter pergola with a wooden table for 12 people and a living room. From this pergola you have a beautiful view of the surrounding hills

Passing through ancient stairs, you enter the first floor, where we find 2 living rooms with fireplace and satellite TV and sofa beds, 2 kitchens, 2 bedrooms with bathroom. The entire ceiling of the first floor has large chestnut beams

The villa has a 5000 square meter garden with a panoramic swimming pool with a one meter high fence with teak sunbeds with mattress, table, teak chairs and umbrellas (The swimming pool is disinfected with the saline electrolysis process and is cleaned every day. Chlorine and pH are checked several times a day as required by law). The villa has a beautiful "panoramic terrace" with a mosaic table for 12 people where it is possible to dine while observing the beautiful sunsets. To complete the exteriors, we find an ancient stone oven where guests can make tasty pizzas or bread and a large barbecue equipped for grilling. At 10 meters from the villa there is a small house that the owners use to cook only for guests who reside in the villa and who require this service

Starting directly on foot from the Villa, you can take numerous walks, there is the famous abandoned village of Castelvecchio with the ruins of the churches and other houses, the Pignano waterfall, the Montenero lakes where it is possible to swim in a unique context immersed in nature.

Since the villa is located in a reserve, as well as having the opportunity to meet roe deer, hares, wild boars, foxes, squirrels, hawks and other wild animals, you can take long walks.

For example, just 30 minutes on foot you can find a modern cellar that produces wines of a higher standard, you can reach Volterra and San Gimignano with a little patience.

In addition to the walks that we have described before, the convenience of our villa lies in the fact that it is close to Volterra, San Gimignano and is between Siena and Florence.

Other fascinating places to see are Certaldo, Casole D'Elsa, San Galgano...

and for those wishing to go to the beach, less than an hour's drive away you can find Cecina with its large pine forest and long beaches.
